We are glad to show the apartment to all interested prospective tenants, and expect applicants to tour the unit. 1. Renters are responsible to pay for a share of utilities: gas, electric, and water. Amount due varies, depending on overall usage; generally this has been $80-$120 a month for all three. 2. One off street parking spot is included in the lease at no additional cost. 3. A written lease with tenant signatures, first month's rent, a full month's security deposit, evidence of a renter's insurance policy for each adult tenant, and license number and evidence of automobile insurance for any vehicle to be parked at the premises, are all required as conditions for tenant(s) taking possession of the premises. 4. All adult renters must be on the lease and be jointly and severally liable for all rent, utility charges, and late fees. Rents and other fees will be payable online. 5. No smoking and no cats. A well-behaved dog may be allowed for a small additional fee. 6. DISCLOSURES PER D.C. LAW ABOUT OUR TENANT SCREENING PROCESS: If you are interested in submitting an application after seeing the apartment, please let us know; we can confirm the unit is still available for rent. You can then submit an online application. This involves a mandatory non-refundable fee of $35. We require an application from each adult who will live in the apartment. We will check both rental and employment references, and interview and check the identification of every adult applying together, before making a decision on an application. We won't accept written applications with spaces left blank. We will consider credit reports, rental and employment references and related information to determine fitness as a tenant, subject to exclusions set forth in law. Factors resulting in an adverse decision include an income to rent ratio of less than three to one; negative references from landlords or employers; misleading or incomplete statements on the rental application; more than one late debt payment, or any payment more than 60 days late; a judgment for possession for a housing provider in a case filed during the past three years; judgments on any other alleged non-medical debt, including debts owed to a housing authority; bankruptcy filings; a relevant criminal record; violence, drug dealing, or destruction of property; alleged lease breaches in the past three years (subject to DC law) exemptions; and concerns about the stability of employment or income sources. We consider favorably strong income to rent ratios, positive references, and positive credit history, though we will not base an adverse action solely on a credit score. We will also consider the creditworthiness of any guarantor. We will not refuse to rent the rental unit because a person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance. We do not ask you to share with us any criminal history information unless and until we make a conditional offer of housing, at which time we will request your consent to disclosure of that information and a background report. This is the only D.C. unit that we expect to offer for rent in 2025. We expect to decide on tenants as soon as possible, within two weeks of starting to receive applications. Thank you!
