Tenant is responsible for damage caused by neglect or improper use. Walls: The living room features original wood paneling. No painting, heavy mounting, or permanent alterations are permitted without written Landlord consent. 6. Outdoor & River Usage River Access: Tenant has the right to use the lawn area between the house and the river. Personal Property: Tenant may place a swing, chairs, or small outdoor furniture in the designated riverfront area. Items must be maintained and secured during storms. Wildlife: Tenant is permitted to feed the ducks. Tenant agrees not to disturb or harm the deer or other local wildlife frequenting the lawn. 7. Rules & Quiet Hours Quiet Hours: 10:00 PM 7:00 AM. Smoking: This is a Non-Smoking unit. Smoking inside will result in a forfeiture of the security deposit for remediation.
