All remaining required move-in funds, including the first month's rent and any applicable pet fees, must be paid in full at least 72 hours prior to move-in. Utilities: Tenant is responsible for water and electricity. The landlord covers trash removal. Tenant must have electricity and water connected at least 72 hours prior to move-in and provide proof of activation before receiving keys. Security Deposit: A security deposit of [$2,400] is required before move-in. The deposit is refundable upon lease completion, pending any damages or outstanding balances. Occupancy: Only those listed on the lease application are permitted to reside in the unit. Subletting is not allowed without prior written consent from the landlord.
