FICO credit score of 650 + is preferred, and the gross total household income must be at least three (3) times the rental amount. 3. Pay the $40 Application Fee. The Application Fee funds the credit and background checks done on potential Tenant(s). It essentially covers the screening cost of the Applicant. A rental application credit check accounts for how financially responsible a potential Tenant is. Make sure to mention if you have bad credit or if you are still recovering from past medical bills. This is where a Co-Signer can step in (see below #4). 4. If you have bad credit or insufficient credit history, a Co-Signer takes the legal responsibility of paying your rent in case you won't. A Co-Signer is a person with good credit who acts as a willing Guarantor or a way to strengthen your application and improve your chances of approval. Specialized Realty, Inc. DRE: 01275825
