It's a co op owner. You are not protected from rent increases and the super there is rude, I'll mannered and nasty. Noise from train, ocean parkway and ambulances also.

It's a decent apartment for the price. But it's not rent stabilized! It's a co-op owner, as are all the apartments in this building. And if the Real Estate tells you different, (maybe they don't really know sometimes and they guess), you will be disappointed when you get a lease that does not say rent stabilized. And all that is after they ran your credit and took 22 points off your score with a hard hit. But that really means you have no protection against unreasonable rent increases or if they want to ask you to leave after your year lease is up. On top of that, the super is a very rude and ill mannered. We called the management office, Coney Management LLC, 1499 coney island ave, Brooklyn, to complain about his behavior, and they did not seem to care. So that's another big negative in my opinion. There are other apartments available in the building. The ones in the back on the lower floors have either walls, weeds or buildings severely blocking the ventilation. The top floors 3 and 4, in the back, get better ventilation, but it's a walk up if you don't mind that. The front apartments get better ventilation than most, but have a lot of noise too. The train is 1/4 block left, so there is train noise. The hospital is one block right so you have ambulances blaring down Ocean Parkway, sometimes late at night, waking you up. And you have a lot of traffic, cars, etc, speeding by on Ocean Parkway - so that's noise also. Consider all of this before you say yes. On the positive, it's a good location, near trains and shopping if you don't mind the above, and if you can afford to move if there are unreasonable rent increases or they ask you to leave, then it could be good for you. The building is fairly clean and the apartments are very decently configured. (but you would expect that in any co-op apartment)
