    It’s a co-op owner renting the apartment. It’s not rent stabilized which means one is not protected from any large rent increases. I personally can’t afford any large rent increases. The real estate, agent or even the owner, will always tell you, they don’t raise or don’t raise too much as long as they pay their bills and are not a nuisance, because they want to keep their tenants. But unless they put that in writing, it does not really mean much. And usually, they will not put that in writing. The co-op owner, who is not bound by rent stabilization laws, can raise your rent after the 1st lease to any number he/she wants to. So even if the real estate, agent or actual owner is right, they don’t raise too much, they can always change their mind later and there is nothing you can do about it. It also means the co-op owner can tell you after your 1st one year lease, it’s time to leave! Do you want to move again? It’s a bit of a risky rental. But if you like it that much, good luck. And if you happen to know the owner personally, that would help a lot. And if you don’t know him/her, then make sure you meet them before you sign a lease and see if you like them or not / and vica-versa. And also keep in mind, you will get the exact same deal if you rent from a private house, which some think is better for various reasons. And you have a lot more apartments to choose from.
