Self-employed applicants must provide additional documentation, such as recent tax returns and/or bank statements. 3. Credit Requirements Minimum credit score: 600 Credit history may be reviewed for: payment history, outstanding debt, collections, charge-offs, judgments, bankruptcies, and similar items. Excessive late payments, unpaid collections related to housing, or poor overall credit history may result in denial, consistent with these written criteria and applied uniformly to all applicants. 4. Rental History No evictions or eviction judgments within the past 5 years, subject to verification. No outstanding balances owed to previous landlords or property managers, unless satisfactorily resolved or paid in full. Positive landlord references may be required, including confirmation of timely rent payments, lease compliance, and proper notice to vacate. 5. Criminal Background Criminal history is reviewed in compliance with Fair Housing guidance and applicable law. Convictions, if any, are evaluated based on the nature and seriousness of the offense, the time that has passed since the offense or completion of sentence, and any evidence of rehabilitation. Arrests alone, without subsequent conviction or relevant pending charges, do not result in denial. No automatic ("blanket") exclusions are applied solely based on any criminal record; instead, an individualized assessment is performed consistent with these criteria. 6. Occupancy Standards Maximum occupancy is generally two persons per bedroom, consistent with applicable building, fire, and health codes and any other reasonable local standards, with consideration given to the size and configuration of the unit. All occupants must be listed on the application and, if approved, on the lease or an approved addendum. 7. Additional Policies Smoking policy: No smoking is permitted. Pets: Not allowed X Allowed with restrictions Assistance animals (including service animals and emotional support animals) are not considered "pets." Reasonable accommodation requests for assistance animals will be reviewed and processed in accordance with fair housing laws.
