The unit has large windows and opportunity for lots of natural light. Each of the bedrooms fits a queen sized bed. Permit parking available (street), or private parking negotiable (for an extra cost). Pets okay with meet and greet and pet deposit (non-refundable). Building located across the street from the CTA 60-Blue Island bus going straight through the UIC area and into downtown Chicago; and approximately a 15 minute walk to the Pink Line. Laundry mat is directly across the street along with several supermarkets and restaurants. No smoking. Occupancy Limit No more than four (4) persons may reside in the leased premises at any time without prior written consent of the Landlord. Unauthorized occupancy constitutes a material breach of this lease. No Smoking Policy Smoking is strictly prohibited inside the unit, in any enclosed common areas, or within 25 feet of any entry, window, or ventilation intake, pursuant to the Illinois Smoke-Free Act (410 ILCS 82). This includes tobacco, marijuana, and electronic vaping devices. Violations are subject to lease termination and/or financial penalties. Lease Term The lease shall commence on [Start Date] and terminate on [End Date], unless otherwise terminated in accordance with the terms of this agreement. Rent Payment Tenant agrees to pay monthly rent of $1,550, due on or before the 1st day of each month. If rent is not received within [X] grace period (e.g., 5 days), a late fee of $100 shall be assessed. All payments must be made in full and on time. Security Deposit A security deposit of $[Amount] is required prior to occupancy and will be held in compliance with 765 ILCS 710/1. It will be returned within 30 days after lease termination, less any deductions for damages beyond normal wear and tear. An itemized list of deductions, if any, will be provided within 30 days. Utilities Tenant shall pay for the following utilities: [list, e.g., electricity, gas, internet]. Landlord will cover: [list, e.g., water, sewer, trash]. Maintenance and Repairs Tenant agrees to maintain the unit in good condition and notify Landlord promptly of any repair needs. Damage caused by neglect or misuse shall be the Tenant's responsibility. Alterations Tenant may not paint, modify, or alter the premises without written permission from the Landlord. Right of Entry Landlord may enter the unit for inspection, maintenance, or showing purposes with at least 24 hours' notice, except in the case of emergency.
