Building amenities include on-site coin-operated laundry, a new elevator, and a secure electronic entry system. Conveniently located, the MBTA bus route 216 stops right at the door, and it's just a 10-minute walk to Merrymount Elementary School and the beach. A first month's rent and one-month security deposit are required for move-in. This is a non-smoking building, and applicants must show proof of stable income and have a minimum credit score of 680.
1. Lessee is encouraged to get rental insurance. Personal belongings are not covered under any other insurance.
2. No Smoking (tabaco or marijuana) and No use of any illegal drugs in the property, or in or on the common area of the condominium including parking garage, driveway and front stairs and walkway.
3. No feminine products, paper towels, or wipes in toilet.
4. Contractors hired by Lessor or property manager for special project/repairs/maintenance of the unit should be allowed to enter into the apartment with 24-hour advanced notice.
5. Two months before the lease ends, Lessee should inform the lessor if they would like to renew their lease. If the lease is not to be renewed, lessee should allow lessor and agent to show the house to prospective tenants.
6. No water furniture or fish tank is allowed on the premises.
7. On the final day of tenancy, the apartment should be clean, completely empty and in broom-swept condition.
8. Rent can be paid via Venmo or Zelle, or any other online payment methods that are agreed by the Lessor. If a physical check is needed, it should be mailed to lessor and received by the 1st day of the month. If the rent is not received by the 10th of the month, lessee should be subject to an additional late fee of $50.
9. The building front door key is not allowed to duplicate. If the key is lost, lessor will have to apply for a new key through the management company. The lessee will be responsible for the charge. As for the unit keys, there will be a $50 charge to Lessee who adds, changes, or removes any lock to the leased premises without lessor's permission, or fails to return all keys (including mailbox key) at end of tenancy. If locks are required to be changed due to lost or stolen keys, a $50/lock charge will be applied to the lessee.
10. Move in and move out fee of $250 each way. Roommates moving are required to pay the same. Move in fee should be paid prior to new tenancy. Moving hours are Monday through Saturday 10am to 4pm. There will be no moving on Sundays or after 4pm. Please allow 48 hrs notice to management so elevator pads may be installed.
11. Lessee's vehicles must be registered and insured. No commercial vehicles allowed.
