A non-refundable background and credit check fee is required and paid directly to the third-party verifier. Valid government-issued ID and proof of income are required. Screening Criteria Credit Minimum credit score of 600. No recent bankruptcies, active judgments, or collections over $10,000. Income Net monthly income must be at least 2.5x rent ($4,500/month). Net income = after taxes, garnishments, and 401k contributions. Overtime or bonuses must be verifiable and consistent to be considered. Employment Employment must be verifiable. If employer uses a third-party service (e.g. The Work Number), applicant is responsible for any verification fees. Self-Employed Must provide two years of tax returns or 1099s. All income sources must be verifiable. Rental History Positive landlord references required. No evictions, lease violations, or damage at move-out. Written proof of rental payments is required (no handwritten receipts). Background Checks If required, a criminal background check will be conducted after you meet credit, income, and rental history criteria. As required by the Just Housing Ordinance, only convictions will be considered not arrests, sealed, or expunged records. If a conviction is found, it will be evaluated based on type and severity of offense, time passed since conviction, and evidence of rehabilitation. Smoking Policy Smoking is not permitted in the unit or within 15 feet of the property. This applies to residents, guests, and service workers. Occupancy Limits Maximum of 2 persons per bedroom, per HUD guidelines. Move-In Costs Due at lease signing (certified funds only): First month's rent: $1,800. Move-in fee: $875 (non-refundable), described above as "security deposit", but IT IS A MOVE-IN-FEE ONLY, NOT A DEPOSIT.
