If employer uses a third-party service (e.g. The Work Number), applicant is responsible for any verification fees. Self-Employed Must provide two years of tax returns or 1099s. All income sources must be verifiable. Rental History Positive landlord references required. No evictions, lease violations, or damage at move-out. Written proof of rental payments is required (no handwritten receipts). Background Checks If required, a criminal background check will be conducted after you meet credit, income, and rental history criteria. As required by the Just Housing Ordinance, only convictions will be considered not arrests, sealed, or expunged records.
