    Beautiful gated 4-unit farm estate in the West Perris Hills, quiet and professionally maintained community, unit is a casita or 1 unit of a duplex, 3-5 min from the 215 Freeway (Exits: Nuevo/Placentia) and Stater Bros grocery store and restaurants/amenities. Unit is approximately 415 sq. ft. 1 bedroom 1 bathroom with high ceilings, a bit of a view of the city, and is freshly painted and cleaned. Also comes equipped with a refrigerator, microwave, AC/heat (minisplit wall mount), ceiling fan, table/bar system in kitchen, storage rack in unit, and closet system on the wall in the bedroom as well as outdoor furniture in front of the door. Unit has 1 covered parking spot behind the unit and another spot may be made available inside the gates if needed. A portion of a storage shed in the back of the unit can be made available if needed as well. Unit bathroom has a shower and bathtub. Grounds have space for outdoor activities, and the unit has Faux grass outside its door. Grounds have fruit trees (which tenants are welcome to use for personal use) and the gardens are beautiful. Generally, it is a safe and serene rural property with close and easy access to the 215 freeway. Unit has been recently professionally cleaned and painted. No pets allowed. And the size of the unit creates an ideal situation for 1-2 adults and/or a small family. Generally, all utilities are provided in the rent with caveats for excessive usage. Disclaimers: Property is semi-rural/agricultural, so related and customary animals, critters, and insects are not unusual (we do pest control for the units). General Rules: Quiet hours are from 10 pm to 8 am. Overnight guests are not allowed, and the space is generally welcome to be used by named tenants only. Parking is expected in identified parking spots only with any excess parking welcomed on the street with a general prohibition on vehicles in non-working condition. No cigarette use in duplex area/on site. No laundry onsite at the moment but solutions are being considered, will update if necessary. Applicants will be expected to prove income sufficient for the tenancy as well as submit to a cursory background check which may include a credit score check and eviction record review. Previous and recent positive landlord references are mandatory and will be contacted. Recent evictions, related tenancy issues, or lack of rental history and references as well as lack of provable income or bad credit may disqualify an applicant. Tenants must be able prove a minimum income of 2.5 times the monthly rent and must submit proof of employment. Rental insurance required. All utilities included. First month rent and security deposit required (both same price). Rent due on the 1st of each month, after the 5th rent is late and accrues a fee of $50. Rules will have to be signed as well. Cleanliness clause which includes biannual inspections for upkeep. Tenant insurance mandatory.
