We are not allowing any pets unless required by law. If a tenant or an occupant has an ESA or Service animal, we require a letter, not more than 5 years old, from your local doctor saying the animal is required.
We require prospective tenants to complete an application at the cost of $48.95 per person 18 and older that would be living there. First month rent, security deposit and a $225.00 administration fee are due at the time of move in, the deposit is equal to the rent*. We prorate the second month's rent if you should take possession after the first of the month. We do require tenants to have renters insurance.
GENERAL CRITERIA FOR ACCEPTANCE AS TENANT(S):
1. Rental History: Your current and or prior landlords will be contacted to check your payment history, balance owing, care of property and any contract violations.
2. Income: It is required that prospective tenants earn at lease three times the amount of monthly rent. (For applicants through Section 8 and similar housing they must earn 2 times the rent). This can be combined income between two adults and is income before any deductions. We will require your most recent pay statement and or other written verification of income with your application.
3. Public Records: We will evaluate court records for charges, convictions, warrants, judgments, and evictions.
4. Credit History: We will look at your credit balance, collections, and overall history of paying debt. If a co-signer is needed or wanted they will also need to complete an application, provide documentation of making a minimum of four times the rent.
