Rental requirements:
-$50 application processing fee per applicant over 18years old
-Must have a credit score of 670 or higher to get approved
-Negative or adverse debt showing on consumer credit report may require additional security deposits.
-3 or more past due accounts, judgments, liens or collections (not related to medical expenses) will result in denial of the application.
- Any bankruptcy will be denied.
-Minimum income must be 3x the rent, must be from a verifiable, legal source. If your rent income does not meet this, you may not qualify. -Current paystubs for the past 3 months will be required. 2 months of recent bank statements.
- 12 months of verifiable contractual rental history from a current unrelated, third party landlord or home ownership is required.
-3 or more 72 hour notices for non-payment of rent within 1-year will result in a denial of application.
-Two or more dishonored checks within 1 year=denial of the application.
-Rental history reflecting any past due or unpaid balances to a landlord=denial of application. (If debt has been paid, we will require an additional security deposit.)
-Tenant is required to be eviction free for the past 5 years.
-Rental references required, references can't be older than 1 year.
