Gas, electricity, water, and trash are included in the rent. Heating and cooling are included in the gas and electric costs in the rent. The apartment has wiring for cable TV installation. The bedroom and living room are carpeted, and there is vinyl tile in the kitchen and bathroom. The kitchen has ample storage space with shelves, drawers, cabinets, and a pantry. The lease is for 1 year and is renewable as long as there have been no lease violations. The owner reserves the right not to renew the lease. Utilities are included: heat, water, electricity, and trash service. There may be no more than 2 guests who can stay a maximum of 2 nights without written permission from the owner to stay for a longer period. This rental is for a single person or a couple; the maximum occupancy is 2 people who are related. There is a 60-day notice required for moving out before the lease term is completed. Quiet hours are between 10 pm and 8 am. This is a tranquil residence, if you have loud audio or video equipment, you won't qualify for the lease. Large parties are not allowed. Any criminal activity or arrest that occurs on the property or elsewhere by the occupant(s) or a guest on the property results in a 72-hour notice to vacate the premises, and lease termination per rider signed at the time of the lease signing. Smoking is allowed on the deck. Smoking inside the apartment will incur an $800 cleaning fee and be grounds for lease termination. No person but the named person on the lease may receive mail at the apartment address. One cat is allowed with a one-time pet fee. Tenants are required to take care of their own personal maintenance, such as a clogged toilet or drain. One off-street parking space comes with the apartment.
