Terms for 2209 Morehead Unit 5, Durham, NC
Rental Term:
This lease is for a fixed term of 12 months, beginning on the move-in date and ending on the specified end date. At the conclusion of the term, the lease will automatically renew on a month-to-month basis unless either party provides written notice of termination at least 30 days prior to the end of the term. Early termination by the tenant may result in penalties as outlined in the lease agreement, in accordance with North Carolina law.
Limits on Occupancy:
The unit is limited to a maximum occupancy of 4 people. All residents must be listed on the lease agreement. Overnight guests are permitted for up to 7 consecutive nights, not to exceed 14 nights in any 30-day period, and must be reported to the landlord in advance. Unauthorized long-term guests may be considered a violation of the lease.
Subletting Exclusions:
Subletting is strictly prohibited. Tenants are not permitted to sublet the unit or any portion of the property, including through short-term rental platforms like Airbnb, without prior written consent from the landlord. Violation of this policy may result in lease termination.
Utilities:
The following utilities are included in the rent: sewer and garbage collection. Tenants are responsible for all other utilities, including electricity, gas, internet, water, and cable. Tenants must establish utility accounts in their name prior to move-in and maintain active service throughout the lease term.
Pet Policy:
We are a pet-friendly property with the following guidelines:
Allowed Pets: Up to one dog (under 50 pounds) or two cats are permitted.

Renters Insurance: Tenants with pets are required to carry renters insurance with a minimum liability coverage of $100,000, including specific coverage for pet-related incidents such as dog bites or injuries. Proof of insurance must be provided before move-in.
Additional Policies:
Smoking: This is a non-smoking property. Smoking of any kind, including cigarettes, cigars, e-cigarettes, and marijuana, is prohibited inside the unit and within 25 feet of the building. Violation of this policy may result in additional cleaning fees or lease termination.
Renters Insurance: All tenants are required to maintain renters insurance with a minimum liability coverage of $100,000 throughout the lease term. Proof of insurance must be provided prior to move-in.
Maintenance of Yard: Tenants are responsible for ensuring yard space is free of trash, debris, and pet waste.
