A refundable security deposit of $2,100 is due at lease signing and will be held by North Carolina landlord-tenant law. A $250 cleaning fee will be charged to the tenant at move-out. Tenant Responsibilities General Upkeep The tenant is responsible for maintaining the general condition and cleanliness of the home. This includes routine cleaning, replacing light bulbs, and ensuring smoke detector batteries are always functional. All maintenance issues or damage must be reported to the landlord immediately. Failure to report the problems that lead to further damage may result in financial liability for the tenant. A maintenance person is available on-site and may be contacted for minor repair needs. The landlord will coordinate and pay for all major repairs and any servicing of provided appliances. If the tenant chooses not to use the furnishings provided and any items require off-site storage due to size or quantity, the tenant will be responsible for covering the associated storage costs, up to a maximum of $150 per month. Trash & Outdoor Areas Trash must be disposed of in the designated, locked trash container. Under no circumstances should garbage be placed on the patio, balcony, or any non-designated area. Violations will result in a $250 fine per incident. Tenants are not responsible for landscaping or maintaining green spaces, but they must always keep the balcony and front patio free of food, trash, snow, and debris. These areas must remain clean and hazard-free for safety and community aesthetics. Community Rules & Conduct Tenants must adhere strictly to all HOA rules and regulations, particularly those related to using the clubhouse and shared community amenities. This includes compliance with posted rules, noise limitations, and usage hours. Large gatherings, parties, or excessive noise will not be tolerated.
