Move-In Details:
The first month's rent, last month's rent, and a security deposit are due before move-in total = 3 months' rent
To hold the apartment, we require a non-refundable deposit equal to one month's rent. This amount is your first month rent, so at move-in, you'll only need to pay the last month + security deposit
All funds are held in an interest-bearing escrow account
Application Requirements:
References from your current landlord and employer
Application is free. Credit report costs around $25-$30/person on zillow. We check all references and require proof of income [bank statements/W2 or if self employed a 1099 / 2 months of pay stubs].
Utilities are not included. Last year, tenants PECO [electric] bill was $43 and PGW [gas] was $68; water for one person was $24.54. Updated bills can be retrieved. Note: utilities are based upon personal use. Water bill is shared and divided by whoever is leasing on the property. Downstairs is one person.
Other Notes:
We work with a professional pest control company that services the property regularly and responds quickly if needed.
I manage the building and am prompt and attentive. References from other tenants are available upon request.

Snow removal is shared between apt. on 1st and 2nd floor
