Stat. 704.05). *Possession & Abandonment* -If tenant vacates early, they remain liable for rent and damages until the lease ends or a new tenant is placed. -Absence of 14 consecutive days without notice may be considered abandonment, subject to Wisconsin law. *Personal Property* -Any property left behind after move-out may be considered abandoned and disposed of at landlord's discretion unless otherwise agreed. *Tenant Responsibilities* -Use the premises for residential purposes only. -No unlawful activity, excessive noise, or unauthorized guests. -No pets without prior written landlord consent. -Keep the unit clean and maintain adequate heat in winter. -No unauthorized modifications, painting, or decorations. -No alterations or installation of satellite dishes, shelves, etc. -No subleasing or reassignment without written approval. -Liquid-filled furniture (e.g., waterbeds) over 10 gallons is prohibited without permission. Nonstandard Rental Provisions *Rent & Late Fees* -Rent is due on the 1st of each month. -A $100 late fee applies if rent is not received by the 5th. -Eviction proceedings begin after the 10th of the month. *Lockouts & Lost Keys* -$50 charge for landlord assistance during lockouts. -$25 $50 for key replacement (based on delivery method and key type). -$125 for full lock replacement if keys are lost. *Smoking Policy* -No smoking is allowed inside the unit, in shared/common areas, or within 10 feet of the building. -Violations incur a $300 fine per incident, which may be deducted from the security deposit. *Trash Removal* -$50 fee plus any actual removal costs for trash left outside designated bins/areas. -Fees may be withheld from the security deposit. *Quiet Hours* -Sunday-Thursday: 9 PM to 8 AM -Friday-Saturday: 10 PM to 8 AM -Tenants must avoid disturbing neighbors at any time. 4.
