Credit History: -Good credit history free of negative credit issues which may indicate an applicant is high-risk and/or indicates a pattern of payment delinquency. -Applicants with charge-offs, unpaid debts, or a history of delinquent payments may be denied tenancy. -Applicants with credit scores beneath 650 may be denied. -No excessive debt which may impact applicant(s) ability to pay rent. Public Records & Rental history information required may include: Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) for a period of the past 3 years. -If applicant has prior rental experience, good references from two previous landlord(s). -No documented comply or vacate notices or late payments in the last 12 months. -No prior evictions on applicant(s) record. The following may result in immediate denial of application: -False, incorrect, missing, or misleading information. $125 additional monthly for parking (space fits two cars), $75 per person per month for Water/Sewer/Garbage, Pets allowed with Pet Rent, fees dependent on animal/size.
