This is a 2BR/1BA apartment occupying the south section of the lower floor of this historic building, with windows facing east, south and west. Very little wasted space so the place feels roomy, and so many windows for great light and and an enjoyable breeze indoors. The front door entry is a few steps up onto the porch from street level. The back door is a few steps up to the back porch from the back yard and adjacent off-street gravel parking area. The original structure is a historic home built in the 1890s by Col. J. C. Cooper, a locally notable person. The original home converted to multifamily use in the 1940s during the post-WWII housing boom. There are five apartments. This apartment's high ceilings in the living room and one bedroom date back to the original home. This apartment features fresh paint throughout and cushy new carpet. Cooks will appreciate the new countertops, new stainless steel sink system and LED task lighting in the dine-in kitchen. Other recent updates include blinds, LED ceiling light fixtures, easy-clean finish powder coated radiators, plumbing updates and vinyl flooring. The refrigerator, dishwasher and range are also recent models. Seasonal heat is provided to the building by a boiler system controlled with a central thermostat (located in this apartment's living room) and individual valves on radiators. Tenants are welcome to use their own portable or window-mounted AC units. There are a recent-model coin-operated washing machine and dryer in the basement, accessible via exterior stairs. Tenants have secure access to the laundry room and entry hall using electronic keypad locks. Assigned storage shelves are available in this secure space for tenant use. One assigned off-street parking spot per apartment. Tenants share a roomy, fenced back yard and shady front porch. Owners live nearby, manage the property themselves and are primary point of contact for maintenance requests. Do pass by to have a look at the property from the sidewalk and see the neighborhood. Please respect others' privacy and do not disturb the residents. A one-year lease is required. Move-in cost: Security deposit of $2000 and first month's rent, totaling $3781.46. Application fee(s) credit will reduce the total amount due for successful applicant(s). The total monthly rent of $1781.46 including utilities surcharge breaks down as follows: $186.46/mo utilities surcharge (see detail below) $1595/mo stated rent The utilities surcharge includes water, sewer, natural gas, garbage and recycling, common electric and seasonal heat. Surcharge calculation detail included with application packet. The utilities surcharge will update on a schedule similar to rent, with similar advance notice. Tenant pays their own apartment's electric and any telecom service they want. Typical electric bill for this apartment in recent years was $35-45, with peak charges in summer when tenants were using an AC unit. For our tenants' convenience, we accept rent via Venmo or a check through the mail. Alternative electronic payment methods may be acceptable by arrangement. Up to two pets ok with signed pet agreement, additional deposit of $500, and pet rent of $50/month per pet. No dogs over 40 pounds allowed, no exceptions. This is a nonsmoking property. Exclusion covers vaping (it is not allowed). Regarding applications: An application is required for each resident adult. We process applications in the order they are received and not before they are complete. We provide a copy of our standard screening policies with every blank application or upon request. We check rental history, credit (must be 650 or better), criminal background check, employment and personal references. We require evidence of income. We apply the application fee to the first month's rent for approved tenants. We accept applications electronically via secure Dropbox or in person. We accept application fees by cash, cashier's check, Venmo or PayPal. Please note, an application is not complete until we have received all of the following from the applicant or a group of applicants who cannot qualify individually: Completed application for each adult, including all required signatures and initials. $43 application fee for each adult, which covers the credit check and criminal background check costs. We apply the application fee to the first month's rent for approved tenants. Either show or provide scans or hard copies to the landlord of all adult applicants' state-issued driver's license or other state-issued or federally-issued photo ID plus any second form of ID showing the same name. Evidence of income (60 days of most recent paystubs works fine).
