Our tiny home shares the land with 3 other charming tiny homes and a few furry residents from neighboring guests. While you'll enjoy your privacy, you may spot a playful pup or two (so keep that in mind if you're not a dog person).

The loft bed is accessible by ladder, so please be comfortable with climbing.
This is a micro-space best suited for 1 2 guests.
Pets may be present on the property (but not inside your unit).

mportant Lease Terms to Include
1. Maintenance Trip Fee
Tenant agrees to a $75 trip fee per incident for maintenance issues such as backed-up toilets, clogged drains, HVAC concerns, plumbing, or similar.
Fee applies only when the issue is found to be due to tenant misuse or neglect, and it must be paid immediately after the service is performed.
2. Utilities
All utilities (water, gas, electricity, internet, trash, etc.) are included in the rent.
Excessive use or misuse of utilities may result in additional charges or lease termination.
3. Pet Waste Policy
Tenants with pets are required to clean up after them at all times.
A $25 fee will be charged per incident if pet waste is not properly disposed of. Repeat violations may lead to lease termination.
4. Guest Policy
Any guests staying longer than 3 consecutive nights or more than 7 nights in a month must be approved in writing and may be subject to additional screening and fees.
All long-term or part-time occupants must be added to the lease.
5. Noise & Conduct
Quiet hours are enforced from 10 PM to 7 AM. Excessive noise, disruptive behavior, or illegal activity may result in immediate eviction.
6. Repairs & Reporting
Tenants must report any maintenance issues immediately.
Delays in reporting that result in additional damage may result in fees.
7. Property Condition
Tenant is responsible for keeping the home clean, free of pests, and in good condition. No unauthorized alterations, painting, or permanent fixtures may be added without written approval.
8. Smoking
Smoking or vaping is not allowed inside the home. A $350 remediation fee will be charged for violations.
9. Pet Policy
Only approved pets are allowed. Pet fee and deposit must be paid prior to move-in. Tenant is fully responsible for pet behavior and any damage caused.
10. Parking
Maximum of 1 vehicles per unit unless otherwise approved. No inoperable vehicles or vehicle repairs allowed on-site.
