Tenant responsible for changing HVAC filter at least every 30 days The landlord is responsible for the HOA that takes care of common areas. Snow Removal: Tenant responsible for driveway snow removal for some of the properties Pets: Allowed. Terms: Additional Terms: Small to Medium Dogs: $500 non-refundable deposit, additional $50/1 dog/month, or additional $75/2 dogs/month. Max 2 dogs. The tenant is responsible for shampooing and steam cleaning the carpet before vacating the house. CATS: $750 non-refundable deposit, additional $75/1 cat/month, or additional $100/2 cats/month. In the event of any damage caused by the tenant, a fee of $300 copays will be incurred for repair or restoration. It is clarified that any issues arising from construction, materials, or malfunctioning appliances shall be the landlord's sole responsibility.
