Occupancy: This home has been inspected by Saint Clair County, IL and passed all inspections. Per Saint Clair County the maximum occupancy is 3 residents. Move in ready when all requirements are satisfied. Full background and credit check on all residents age 18 and older. The checks are conducted by "Rent Perfect". Applicant fee is $49.95 paid direct to Rent Perfect. Even if you have a recent credit report from someone else we will still require a new report from Rent Perfect. Minimum Credit Score: 640. Preferred credit score over 650. A credit score between 601 and 639 might be acceptable if a qualified co-signer can be located, but not guaranteed. You can "Rent to Own" with a four year lease or Rent by signing a 12 month lease. Minimum Lease is 12 Months Rent: $1,000 per month with $2,000 down Rent to own: $1,200 per month with $4,000 down Schools: Union School and Belleville West Parking: Off street parking for a MAXIMUM of two vehicles. No commercial vehicles allowed. Utilities: Tenant pays water, gas, electric. Mobile Home Park pays, sewer, trash and dusk to dawn lighting. Water is sub metered and tenant pays park for their water. This will start as a 12 month Lease and automatically become a to month to month lease on the first day of the 13th month. Keys will be provided once applicant has fulfilled all move in obligations. This includes getting Gas and Electric in their name. Park Manager has worked as a private investigator and insurance adjuster and knows how to research applicants. Anything determined to be a lie on the application is grounds for rejection. Manager will come to your current residence and check for housekeeping and to verify conditions of your current residence. Varski Properties, LLC provides a detailed lease in addition to park rules and regulations. It is recommended that all applicants take the lease to their lawyer or advisor for review before signing. This is a no smoking and no pets home. The use of marijuana is still a federal crime and will not be tolerated. Marijuana usage is grounds for eviction. Renters insurance is required. A Foremost Insurance renters policy will be purchased though park manager. Failure to qualify for renter's insurance is grounds for rejection of application.
