The comfortable family room as well as the entire unit is furnished with all NEW items including a sectional sofa with two recliners. The room is wired for security and surround sound (OnQue Smart Home System - renters responsibility for equipment and hookup) and boasts a gas log fireplace that makes for a warm cozy room with ambiance. With just a flip of a switch, you have a beautiful fire. The kitchen is pristine and most appliances have been updated. This is the cleanest stovetop and oven you will find. Most look to be in nearly new condition. The walls feature Travertine tile and an attractive color scheme. The primary bedroom suite features a large closet and en suite bath with both a shower and jetted spa tub. The second bedroom features a large closet, a great view and a full sized bathroom with a dressing area at the sink. A full size rub finishes the room with style. The oversized laundry room features a washer and dryer with generous shelf space. The HVAC and hot water heater are reasonably new and efficient. You will be amazed at how low your utility bill will be for gas and electricity. Water, sewer, garbage pickup and all yard maintenance are included. Renter is responsible for any soiling, damage or missing furniture, appliances, etc. Renter is responsible for ensuring the unit including flooring, walls and furniture are in substantially the same excellent condition at move out as when the lease started. Everything has been totally updated and the unit is pristine. Any painting, cleaning, etc. will be deducted from the security deposit. SMOKING INDOORS IS NOT ALLOWED AND WILL RESULT IN A $500 CLEANING FEE upon lease end. There is a limit of 2 cats allowed with a pre-approved exemption to the no pets rule. There is a $200 non refundable cleaning fee per cat in addition to the deposit. There are community HOA guidelines and rules that must be observed. Grills are NOT allowed on the terrace for any reason and would be grounds for eviction and fines as this violates community and fire codes. Tenant is responsible for changing the HVAC filter at least quarterly. Failure to change the filters that causes damage to the HVAC are the responsibility of the tenant. This is located in the laundry room. Rent is due on the first day of the month unless otherwise agreed upon in advance. Rent late greater than five days is subject to a penalty unless otherwise mutually agreed upon. Must have a credit score of 660 or higher. Must have good rental reference(s). Water, Sewer and Trash pick up are included in the HOA dues which are paid by the landlord. Grounds upkeep is provided by HOA at no additional cost. You have two assigned parking spots and visitor spots for short term guests. Any modifications to the unit must be approved in writing in advance for the landlord.
