Applicants must submit proof of identity. NO VERBAL OFFERS WILL BE PRESENTED. INCOMPLETE APPLICATIONS WILL NOT BE CONSIDERED. Credit Score: Minimum credit score of 600 required. Income: Net monthly income must be at least 2.5x the monthly rent. Net income is calculated after taxes, child support, and 401(k) deductions. Overtime income will not be included. Employment: Employment and income must be verifiable for all applicants. If an employer charges a fee for employment verification, the applicant is responsible for that cost. We reserve the right to require a co-signer. Collections & Judgments: Credit history and/or civil court records must not show slow pays, judgments, eviction filings, past-due collections over $10,000, liens, or bankruptcy within the past seven (7) years. Self-Employed Applicants: Self-employed applicants must provide two (2) years of tax returns or 1099s upon request. All income must be verifiable. Unverifiable income will not be considered. Rental History: Prior rental history must reflect timely rent payments, proper notice to vacate, no major lease violations or illegal activity, no unpaid NSF checks, and no unit damage at lease termination. A documented paper trail of rent payments is required; handwritten receipts will not be accepted. Funds Due at Lease Signing: Upon lease signing, tenant must pay the required rent and either a move-in fee or security deposit. If the tenant cancels or fails to take possession after signing the lease, $500 of the move-in fee or security deposit will be retained by the owner to cover administrative costs and lost market time, and the balance (if any) will be refunded in accordance with applicable law. Security Deposit / Non-Refundable Move-In Fee: Applicants must pay an agreed-upon security deposit or non-refundable move-in fee, at signing along with 1st months' rent. Occupancy: Occupancy limits must comply with HUD standards and guidelines. Reporting: We may report non-compliance with lease terms, unpaid rent, or outstanding balances to credit bureaus as permitted by applicable law. Smoking Policy: Smoking is prohibited anywhere on the property, including private and common areas, indoors, and within 15 feet of the building, including entryways, balconies, and patios. This policy applies to residents, guests, and service providers. Residents are responsible for ensuring compliance by all occupants and guests.
