APPLICANT SCREENING CRITERIA
Applicants must be over the age of 18 and a separate application is needed for each applicant. Applications and screenings are processed through Zillow and require a $35 non-refundable fee. Once the fee is paid, applicants can use the same application to apply for other participating Zillow listings without an additional fee for up to 30 days. Additional supporting documentation may be needed to verify income, employment and rental history (see below). Pursuant to Washington state law, rental criteria can be found below. Please review before submitting an application.
- Income verification is required and rent should not be more than 33% of income. Acceptable documentation for verifiable income varies based on income source, but can include two consecutive (recent) paystubs, most recent tax returns, W2, Leaves Earnings Statements, Statement of Social Security Benefits, I20 (International students), etc. Lack of proof of income or falsification of income will be considered a deniable factor.
-Credit score should be 700 or higher with recent accounts in good standing. Derogatory credit history may result in denial. Unpaid rental collection verified on credit report may also result in denial.
- Applicants must have been employed at least the past 6 months at current or previous employer, otherwise a co-signer may be required. Proof of verifiable employment can be provided via two most recent pay stubs or employer reference contact and phone number. Possible exceptions to the employment criteria include retired or self-employed applicants that are able to verify income, military personnel who can provide L.E.S. as proof of employment, and international students with an I20 for verification. Unverifiable current employment may result in denial.
- Applicants must provide 24 months of rental history or home ownership. Rental history must be valid, verifiable, and favorable with no evictions on record. Valid rental history is a written lease or month-to-month agreement. If rental history is less than 24 months, a co-signer may be requested. One or more late payments, balanced owed to prior landlord, breaking a lease agreement that will result in a collection filing, or NSF checks and/or noise complaints within the last 24 months may result in denial. If past or present landlord(s) do not respond to requests for information within 48 hours of being contacted, that may result in denial due to unavailability of verifiable favorable rental history.
- An eviction and national sex offender registry search will be conducted as part of the screening process. Any criminal conviction which results in a registered sex offender requirement and/or any current sex offender registry requirement may be a deniable factor. Previous eviction may be a deniable factor.
- Valid government issues photo identification will be required of all applicants.
CO-SIGNER QUALIFICATION
If the property owner has allowed a co-signer or guarantor, the co-signer will be approved if all of the qualification below are met. If co-signer does not meet any one of the following criteria, then the co-signer will not qualify.
- One year of valid and verifiable rental or mortgage history with no late payments.
- All open accounts in good standing for two years with less than $100 in derogatory credit. Any bankruptcy (open and/or discharged) will result in denial.
- 24 month with current employer or previous employment in same field of work.
- 5 times the rental amount of the unit in verifiable, garnishable income.
