Parties and Property Information Residential Lease Agreement Landlord: Tenant Contact Information: 2. Lease Term Lease Term: Midnight, Saturday November 8, 2025 to Midnight May 9, 2026 Early moveout after March 31st is allowed within the terms of the lease. 3. Rent and Payment Terms Rent of $1600.00 by check or Venmo is due on the first of each month includes of mail delivery. 4. Utilities and Services All utilities are the responsibility of the tenant, including propane gas for heating, electricity, and internet. 5. Furnishings and Equipment Furnishings include: (2) Queen beds, (1) Full bed, (1) set of bunk beds, all with new mattresses, a dining table, (6) brown plastic Adirondack chairs, (1) propane gas grill, and (3) cast iron lamps. Tenant shall provide their own linens, bed coverings, pillows, duvets/blankets. Existing linens, bed coverings, pillows, duvets/blankets shall be bagged stored in whatever closet space us not used. 6. Occupancy and Use Quiet hours are from 10:00 PM to 7:00 AM. No more than 2 vehicles are permitted on the property. Tenants have exclusive access to the second-floor deck and stair access. Tenants may access/use the left hand bay of the Garage which is not locked/secured space. Owner is not responsible for any items left there. Gatherings of more than 8 adults are not allowed. The fire pit may be used. 7. Parking There is space for 4 cars to park between the garage and the house. 2 parking spaces are designated for the renters and 2 are reserved for the downstairs tenant. Overflow parking is located on the far side of the garage. 8. Maintenance and Repairs The deck must be shoveled clean after each snowfall to prevent excess loading. 9. Cleanliness and Trash Disposal Beds must have mattress covers at all times. Trash must be properly removed to trash cans provided prevent odors or leaky bags. Tenants must put our Trash cans by the road each week for trash pickup on Tuesday nights for pickup. Picks ups may start as early as 4am on Wednesday mornings. The unit must be kept clean and organized at all times. Grease or fat must not be poured down the drains. Unclogging of drains and toilets will be addressed by the owner upon request. If caused by improper disposal, the cost may be back-charged to the tenant. 10. Safety and Compliance The walkway to the lower entrance must be shoveled clear after each snowfall to ensure safe access and deliveries. 11. Access and Inspections The owner shall be granted access with reasonable notice for maintenance. Access for repairs by authorized contractors shall be allowed. The owner plans to have an electrician inspect the wiring to address flickering lights. Tenants shall grant access for this assessment and any required work will be coordinated during daytime hours between 8 AM and 4 PM. 12. Pets and Guests No pets of any kind are allowed. No guests for longer than one week. No additional vehicles without owner's permission. 13. Move-Out Requirements Move-out must occur on the final day of the lease term. If tenants do not vacate at the end of the lease, they will be charged $200/day plus any lost income from booked stays deductible from security deposit but not limited to the security deposit. 14. Financial Terms and Penalties Security deposit: $1200 Late rent payment policy, $50 after 10th of month which may be charged against security deposit. 15. Service Providers John Ray must be used for propane service. The tenant must open a propane account with John Ray and be present for the initial inspection. If not, the provider may lock the valves and require a return visit. There are (2) propane tanks at the side of the house. The larger horizonal tank behind the house serves the level one unit. The tank level must not drop below 25% total between the two tanks, as deliveries are not immediate and can take more than a week to schedule. The tenant shall not deny John Ray permission to make propane deliveries for any reason. Tenant will be required to buy from John Ray the contents of the propane tanks which are assumed to be full. On closure of the account, any unused propane will be credited back by the service provider. Spectrum is the cable/internet provider. The unit is set-up for Internet only currently. Anny cost for cable installation would be by Tenant. National Grid is the designated electric service provider. Trash service is provided by the owner through Cassella/Twin Bridges. 16. Optional Services and Credits The paint in the unit is not new but has been recently touched up. Tenants are expected to keep the walls free of scuff marks using dry erasers or soap and water. Tenant may mow the yard no more than twice per month , using equipment at the property starting in April for $60 per mowing to be deducted from rent if rent is current and no charges are outstanding, with timestamped photos of the work. The owner will return $200 to the tenants upon final inspection if all rooms are swept and mopped clean. If tenants do not vacate at the end of the lease, they will be charged $200/day plus any lost income from booked stays deductible from security deposit but not limited to the security deposit. 17. Final Inspection and Deposit Return Final Inspection Checklist All rooms swept and mopped Carpets and floors vacuumed All surfaces wiped down Trash removed Refrigerator emptied and cleaned Oven and stove cleaned Bathroom cleaned All personal belongings removed All keys returned Deposit shall be returned by check or venmo, after final inspection as long as rent has been paid in full within 48 hours. 18. Additional Terms In the event of a power outage, the landlord shall not be held responsible for any loss of tenant property or inconvenience. Tenants should report outages to the utility provider and notify the landlord. Tenant is responsible for routine maintenance including providing batteries for smoke detectors, light bulbs, cleaning supplies, paper products, laundry and kitchen cleansers, and detergents. Tenant will collect any mail addressed to the owner and set it aside.
