No smoking - If you, your occupants or guests, are discovered to be smoking in violation of the Rental Agreement, your account will be charged all costs incurred to make necessary repairs and remediation. This will include labor and materials and be a minimum of $500, to be paid immediately upon the discovery of the smoke damage. Labor for cleaning and repairing the premises by Lessor or Lessor's employees shall be at the rate of $25.00 per hour; labor performed by parties other than Lessor or its employees shall be assessed at its actual cost. When Lessee vacates the Premises, Lessee agrees to professionally clean the carpets, and will be charged for any carpets not professionally cleaned. Fee of $100.00 for preparing and giving the notice permitted pursuant to Utah Code 78B-6-801 et seq, which shall be paid by the deadline for compliance with the notice (i.e., eviction notice). Lessee agrees to pay for the following utility services, which need to be put into the Lessee's name: natural gas, electricity, and telephone. If any owner's association, to which the Premises are subject, discontinues providing any services to the Premises or residents in the association, then the Lessee shall be required to pay for those services as well. If Lessee desires services that are greater or faster or better than the services provided by the association, then the Lessee shall be responsible for all additional costs and services.
