It is perfect for a single person or couple. Only two people maximum occupancy.

A 6 month lease is required, then the rental agreement will be month-to-month.

Tenant is responsible for Utilities (PG&E), garbage services, TV, Internet and Phone services.
Tenant is expected to water and keep green the area surrounding their rental unit. Hoses and sprinklers are provided by Owner.
It is highly recommended that Tenant carry Renter's Insurance.
Keys are given at time of lease signing. Should be a key be lost, a replacement key will be made at the Tenant's expense.
The rental unit is equipped with a Smoke/Carbon Monoxide Detector equipped with fresh batteries. It is the tenant's responsibility to replace the batteries each year or as needed.
Smoking in the rental unit is prohibited. Outside smoking is allowed. Debris from smoking is tenant's responsibility.
Tenant should make sure that their visitors park in front of the tenant's rental unit or in the carport access area and not block the driveway for other tenants.
No pets are allowed on the property.
