Lease Duration
12-month lease beginning August 1, 2025, or as soon as the unit is ready for move-in. Lease start and end date will adjust accordingly. Renewal may be offered upon satisfactory tenancy.
Monthly Rent
$3,200 per month, due on the 1st of each month.
Late Payment Policy:
If rent is not received by the 5th of the month, a $145 late fee will be applied.
If rent remains unpaid for more than 15 days, an interest charge of 1% per month (12% annually) will begin to accrue on the outstanding balance, starting from the original due date. Interest will continue to accrue until the balance is paid in full.
All late fees and interest must be paid in full along with rent to avoid further legal or financial consequences.
Move-In Payments Required:
First Month's Rent: $3,200
Last Month's Rent: $3,200
Security Deposit: $3,200 (Refundable, subject to property condition upon move-out)
Total Due at Lease Signing: $9,600
Income & Co-Signer Requirements
Applicants must have a gross monthly household income of at least 3 times the rent (i.e., $9,600 per month, or $115,200 annually).
If an applicant does not meet this income requirement, a qualified co-signer may be accepted. The co-signer must:
Have a minimum credit score of 700
Show verifiable income of at least 5 times the monthly rent (i.e., $16,000/month, or $192,000 annually)
Agree to be legally responsible for the full lease obligation, including any unpaid rent or damages

During snow emergencies or city parking bans, tenants may temporarily use the back lot for parking. Each tenant is responsible for:
Clearing snow around their vehicle
Moving their vehicle when requested for snow removal
Parking respectfully, without blocking entrances or exits
Summer Use of Outdoor Space:
During summer, the backyard may be used for family or shared activities. Tenants are expected to relocate vehicles when notified of scheduled events to maintain a respectful and community-oriented environment.

Reporting maintenance issues promptly
