Owner pays for interior use of water only. Washing cars, any sized swimming pools not permitted, and failure to comply will constitute as a lease violation. Refrain from watering any personal potted plants next to the house, as stucco is then soaked and compromised. Maintenance Tenant to report all maintenance issues promptly. Maintain cleanliness and proper ventilation to prevent mold growth. Promptly report any signs of water damage to management. Unit has been delivered free of pests. Tenant is to maintain a cleanly environment and engage in appropriate pest control. If an infestation is due to the tenant's negligence (e.g., poor sanitation), they will be responsible for pest control costs. Renters Insurance Renters insurance is to be obtained and provide proof. A standard renters insurance policy includes: Personal property: Coverage for belongings like furniture, electronics, and clothing. Liability protection: Coverage if someone is injured in your rental unit. Loss of use: Expenses if apartment becomes uninhabitable due to a covered event. Medical payments: Coverage for medical expenses if a guest is injured on the property. Pet Policy Breed and Weight Restrictions Tenant may keep a domesticated dog or cat on the premises only with written permission from the landlord. All pets must weigh 40 pounds or less at full maturity. The following breeds, including mixes, are strictly prohibited due to insurance and safety concerns: Pit Bull, Rottweiler, Doberman Pinscher, German Shepherd, Akita, Chow Chow, Presa Canario, American Bulldog, and any other breed known for aggressive tendencies. Tenant agrees to keep all pets under control at all times, clean up waste promptly, and ensure pets do not disturb other residents or cause property damage. Violations of this clause may result in revocation of pet privileges and possible lease termination. This is a non-smoking property. Outdoor maintenance including trimming of bushes and fruit trees as well as pulling weeds from the beds next to the house , sweeping paver area keeping it neat and tidy is the tenant's responsibility. AC unit installation and maintenance is the tenant's responsibility. Installation is to be done professionally as not to break windows, frames or stucco of building. Tenant responsible for placing trash and recycle bins by the curb on trash day each week and bring them back in the same evening. Notices and Entry Landlord will provide legal notices (e.g., posting on door, email). 24-hour notice will be provided before landlord entry, except in emergencies. Noise and Conduct Loud parties, disturbances, or illegal activity on the premises are prohibited. Quiet time is 9PM 7 days a week to respect our neighbors. Late Fee Clause Rent is due on the 28th of each month and must be received no later than the 1st of the following month. If rent is not received in full by 11:59 PM on the 1st, it will be considered late. In the event of late payment, tenant agrees to pay a one-time late fee of $110, intended to reasonably estimate the administrative and operational costs incurred by landlord due to the delay. Additionally, tenant shall incur a daily fee of $10 per day beginning on the 2nd of the month and continuing until rent is paid in full. These charges are agreed upon as liquidated damages, not a penalty, and reflect the actual cost of processing and responding to late payments. All late fees and daily charges are due immediately and must be paid along with any outstanding rent. Failure to pay late fees may constitute a breach of this lease agreement.
