1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
For reservations of 30 days or longer, a separate cancellation policy applies:
Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. If you are a local resident, you must contact us before booking
3. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
4. No parties or events allowed
5. Guest must provide us with a valid ID that matches their credit card information
6. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
7. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
8. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
9. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
10. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
11. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
12. The cleaning fee for the mandatory mid-stay clean will be deducted through Airbnb resolutions
13. Pets allowed. We're glad if you were able to bring your pet along, but please note we have a few additional rules:
- No more than two animals
- Pets are not allowed on furniture & please clean up after your pets (doggy doo-doo bags are provided)
- Do not leave your pet home alone unless crated
14. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
15. For your security and protection the property is equipped with an exterior camera
16. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week
17. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
18. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
