Tenant(s) must feed Koi fish and alerts Landlord when Koi food needs refilling (food is provided by Landlord). The Tenant(s) will have to fill pond water slightly, every other day and remove any debris floating on water. The Property Management maintains pond (as needed). Nothing is to be placed into pond and Koi are not to be bothered. Tenant(s) cleans backyard in Fall and Spring and must remove all debris (including sticks, leaves, trash and trims vines from fence). Tenant(s)must dispose any animal waste from pets on a regular basis in backyard and indoors (tools provided by Landlord.) No real candles are allowed, must be LED. This is a Non-Smoking property (no smoking allowed indoors or outside). Tenant(s) is responsible for not allowing the foliage/plants/bushes/flowers to dry out or get damaged around the property. Monthly rent is due online only and at the first of the month. A late fee of $5/per day (after 5 days of late rent). After that, $25 late fee is incurred. A $250 pet deposit per pet (max two small pets) is required, along with a $25/ month rental fee per pet. All service animals are welcome free of charges, but certificate/license is required. A $25 non-refundable application fee (per applicant over 18). The first month's rent, security deposit, pet deposits, and renter's insurance policy are required at signing. Breaking the lease will require a penalty of $4,000 and will forfeit the security deposit, unless due to military service, whereas documentation must be provided. Tenant(s) must provide 3 professional references, no friends or Co-workers will be accepted. Anyone who is over 18 must be named on the lease. All applicants over 18 must apply separately. Tenant(s) must maintain communication with Property Management. Property Manager will perform a walk-through at mid-point to check property maintenance. A 24 hour notice will be given. Tenant(s) must contact Landlord with any damage or repair alerts, promptly. Tenant(s) must abide by all HOA bylaws, which will be provided at the signing. Any suspicious activity or behavior will result in a drug screen, at the Tenant's expense. At the end of the lease, Tenant(s) will have the option of renewing. In the event of non-renewal, the Tenant(s) will return property as found at initial condition or better. Keys are to be returned. Missing items or damages incurred, will be deducted from the security deposit. Tours for this property will begin on July 16-23 and will resume again on July 31, 2025 until property is placed under contract.
