Newly renovated, fully furnished, with a private yard, and in a great location! This unit is part of a duplex just off the Delany Park Strip in Anchorage's South Addition. Walk downtown or to the coastal trail system within minutes. Well-behaved pets are welcome. Utilities include trash, water, electricity, and heat.
ABOUT THE SPACE: The landlord lives in the upper half of the duplex. Units have separate entrances and yards. The unit for rent has a south-facing yard, while the landlord's entrance is on the north side of the house. As a house on a cul-de-sac near an elementary school, there is very little through traffic. This rental has three designated, uncovered parking spaces (your car size may vary certainly enough room for at least two).
The residence is currently staged as a fully furnished unit with a queen-sized bed, dresser, and drawers in the main bedroom. The smaller bedroom has an adjustable standing desk and dresser/drawers. Previous tenants swapped in their own furniture in some places landlord is willing to discuss this. The bathroom is fully stocked with towels and some starter necessities (e.g., toilet paper, cleaning equipment, etc.). The kitchen has dish- and silverware, standard cooking utensils, and essential cleaning equipment. There is a gas stove, microwave, farmhouse sink, refrigerator, and kitchen island/breakfast bar.
Please be aware that the kitchen has no dishwasher or garbage disposal. The unit also has no laundry, but machines are available in the upper garage (a designated common area) that the tenant may share with the landlord.
There is a large utility room off the kitchen, formerly the laundry. It has considerable storage space and may be used for keeping outdoor gear, as a workshop, or even an artist's studio. A large walk-in closet near the family room can be used for storage or as a pantry. The large family room is currently staged as a combination dining room and den.
POTENTIAL HANGUPS: The house was built in 1960, and the pipes will rumble when the boiler turns on. We may occasionally request access to the lower unit to service the heating system. The unit has no dishwasher, garbage disposal, or private laundry.
Flexible leasing policy would ideally like to sign for 6 months or 1 year and then go month-to-month, but willing to negotiate. Provided utilities include trash/recycling removal, water, electricity, and heat. This rental has three designated, uncovered private parking spaces. Well-behaved pets are welcome, and there is a $250 nonrefundable pet deposit.
REQUIREMENTS: No smoking inside. Respect regular quiet hours. No illegal activity within the house or property. Be kind and courteous to neighbors. No subleasing. Alert the landlord to necessary repairs. Clean up animal waste in the yard with reasonable frequency. Pets that are aggressive, violent, or excessively noisy are not allowed. If the tenant is found responsible for damaging furniture or household structures (beyond the normal wear and tear), they will be responsible for the replacement cost.
The tenant will need to shovel a path through the yard and around their parking area in the winter (a shovel will be provided).
