9.Maintenance and repairs
-Tenans are responsible for minor repairs and general upkeep.

11. Move-in Requirements

12. Termination
-A 30 day written notice is required for lease termination by either party.
- Early termination fees may apply.
13. Viewing and Applications
- Property Showings are by appointment only.

14. Failure to pay rent
- If the tenant fails to pay rent for one full month, the landlord reserves the right to initiate the eviction process.
- The landlord will issue a "Notice to pay or quit" giving the tenant (10 days) to pay the outstanding balance or vacate the property.
-Legal Proceedings: If the tenant does not comply with the notice within the specified time frame, the landlord may proceed with legal eviction through the local court system. The tenant will be responsible for any legal fees or court costs incurred by the landlord as a result of the eviction process.
-Vacating the property: Upon eviction, the tenant must return the property in the same condition as it was at the beginning of the lease, excluding normal wear and tear. Any personal belongings left behind will be handled in accordance with local laws.
-Termination of lease: Failure to comply with a payment terms will result in the inmediate termination of the lease agreement.
