The Oaks offers four bedrooms, two bathrooms, a full kitchen, and a private yard with a propane grill. The Mercer includes two bedrooms, one bathroom, a full kitchen, and a living room. The Bluffs provides two bedrooms, two bathrooms, a full kitchen, and laundry facilities. The Meadow features one bedroom, one bathroom, a full kitchen, and a living room. Pedernales offers one bedroom, one bathroom, and a kitchenette. The Den Pool House features a large common space for gatherings, a billiards table, a card table, a Smart LED-TV, and a bar with indoor and outdoor access. The large pool has ample sun loungers and features a covered outdoor dining area with gas and briquette BBQs, a fire pit, and a Smart LED-TV. A pickleball and basketball court, a beach volleyball court, a covered picnic and viewing area, and loveseat swings are also available. Pets are allowed for an additional fee of $100 per pet per stay, with a maximum of four pets. There is plenty of onsite parking available for all guests. Known as the "Wedding Capital of Texas" for its scenic beauty, Dripping Springs offers various state parks for hiking, swimming, and fishing. The city is an agricultural hub, with attractions like an olive orchard and mill, and numerous wineries. A car is essential for getting around, and local companies offer guided tours to popular destinations, wineries, and attractions. Nearby attractions include Pedernales Falls State Park, Reimers Ranch, Westcave Preserve, and Dripping Springs Distilling. This rural ranch property in the Texas Hill Country may have limited services compared to urban settings, such as cell phone service. The neighborhood has a strict no noise policy from 10 PM to 7 AM. Smoking is not allowed, and pets are prohibited from entering the pool, with a $500 fine for violations. Parties or events are not allowed without prior written approval. Security cameras are onsite, and the primary guest must be at least 21 years old and present for the entire reservation. Guests are advised to keep gates shut due to an unsupervised swimming pool on the premises. Fire pits are available for guest use, but guests must bring their own supplies and extinguish flames after use. There is a $500 fine for burning during county burn bans. If furniture is moved, it must be returned to its original place, or fees may apply. The back lot is private property and should not be entered.
