Carport parking space is included, and there's ample parking for guests. Community amenities include: pool, clubhouse, gym, hot tub, sauna, game room, vegetable garden, and EV charging. A quick drive to the Village at Totem Lake, Evergreen Medical Center, parks, Juanita Beach, restaurants, top-rated Lake WA schools, and the I-405. Tenant shall pay rent in the amount of $2,350.00 per month, due on the first day of each month (see Section 4 regarding collection of first month's rent pre-move-in). This amount shall remain the same throughout the lease term. Payments shall be made online by transferring bank account funds by Bill Pay from Tenant's bank account to: Bank account number to be provided. Tenant has option of paying by personal check if s/he has not bounced a check within past nine (9) months. Tenant may not pay rent by credit card. A late fee of $ 50.00 will be assessed if the rent is not received by the 15th day of each month. If any check is returned for insufficient funds, Tenant shall pay a fee of $50.00 in addition to the unpaid rent. Tenant shall pay a security deposit of $2,350 (1 month's rent)_ before taking possession of the Premises. The deposit shall be returned within 30 days of lease termination, minus any deductions for: unpaid rent, property damage beyond normal wear and tear, and professional cleaning fees if tenant leaves property excessively dirty. Landlord will provide detailed itemization of deductions, if any. Prior to exiting the Premises, the Tenant shall have the carpets professionally cleaned at Tenant's expense and provide Landlord with a receipt evidencing the same. Pre-move-in, Landlord shall collect: (1) First month's rent of $2,350 + (2) security deposit of $2,350 + (3) If tenant must live in unit before starting full-lease term, s/he shall also pay a pro-rated rent fee ([monthly rent/days in month] x number of days tenant will occupy before onset of lease term).
