The kitchen is fully equipped with stainless steel appliances, two ovens, a huge stovetop, a perfect island for dinner and entertaining, a dining table, a coffee maker, and a walk-in pantry with plenty of spices. The living room features an open floor plan with an 85-inch TV and surround sound, perfect for watching movies. The property offers a full gym located in the garage of the main house and a ping pong table for entertainment. Enjoy the new Cowboy Pool and a hot tub on the front porch, along with a fire pit for roasting marshmallows. The backyard is fully fenced, and there is plenty of parking outside the house. Marathon Ranch is located approximately 20 minutes from downtown Fredericksburg and only about 5 miles from Enchanted State Park. Enjoy Fredericksburg's historic downtown, take in the German heritage by visiting the Pioneer Museum, sip some wine at the local wineries, shop along Main Street, explore Lyndon B Johnson State Park, and pick peaches at an orchard. Smoking and pets are not allowed on the property. Quiet hours are from 10 PM to 7 AM. The primary guest must be at least 25 years old and present for the entire reservation. Fireworks are not allowed, and there is a $50 replacement fee per key if not returned to the lockbox. This is a dark sky community, so please shut off any lights when not in use. Texas is known for its bug inhabitants, but proactive measures are taken to manage this. Keep all windows and doors closed to help keep them outside, and feel free to use the bug spray underneath the sink. Wi-Fi is available, but as the property is in a rural area, it is suitable for a couple of devices but only okay if used by more than a handful of people. Most cell phones get a great signal.
