5) Cashier's Check for the amount of security deposit due (72 hours) after acknowledgment of approval to rent unless REQUIRED with application packet (before owner review).
6) Pets acceptable on a case by case basis. Pet security deposit ($500), and pet rent may apply ($50 per month) and pet addendum and proof of vaccinations are required.
7) Approval based on a credit check and general background check (NOTE: Credit scores BELOW 600 may require additional security deposit; Example: 2 times the monthly rent equals the security deposit)
8) 1-month (or up to 2 months) security deposit minimum to secure unit (Certified funds only) REQUIRED within 3 to 5 days of acceptance notification (NOTE: Additional Security Deposit may be required)
9) If deposits are paid to secure rental and applicant decides NOT to move forward a penalty fee ($) may be withheld from any deposits received from said approved applicant.
10) 12 months (1 year) minimum lease
11) 1-month rent paid in order to access unit (Certified funds only). After the initial payment, personal check or e-check payment network accepted by 5th of the month. After 5th, certified funds only accepted and late fees will apply.
12) Before providing access, we must have proof of RENTER'S INSURANCE with Independence Realty named as additional insured
13) Any utilities that are the tenant's responsibility will require utility confirmation of account established BEFORE tenant access/move in of the rental.
14) Upon approval, move in is expected within 30 days of approval notification (NOTE: 1st-month rent is due PRIOR to access/move in).
15) No smoking permitted inside of rental. Tenant is responsible to REMOVE cigarette butts/trash, etc from the OUTSIDE of the rental unit, regardless of left by visitor, etc.
