Property Guidelines Second-Floor Apartment We are seeking a quiet tenant for the second-floor apartment at 112 Cedar Hill Avenue. The following guidelines must be adhered to in order to maintain a safe and comfortable living environment for all residents. Utilities & Trash Removal: Tenants are responsible for paying their own utilities. Property manager will cover the cost of water, sewage, and trash removal. Tenants must place their trash in city trash cans at the side of the road every Wednesday evening without exception. Tenants are responsible for the removal of personal bulk trash. Maintenance & Repairs: Tenants must notify the property manager as soon as possible via text message regarding any damages or necessary repairs in the apartment (e.g., a leaking faucet or a broken door). Tenants are responsible for changing light bulbs and replacing batteries in smoke detectors and battery-operated locks. Cleanliness & Communal Spaces: Tenants must keep all communal spaces, such as hallways, free of debris and clutter. Walkways outside the house must also be kept clear of debris and clutter. Pets & Smoking Policies: No animals or pets of any kind are allowed on the property. No smoking is permitted within the house. This rule will be strictly enforced, and tenants will be fined for violations. If tenants wish to smoke, they must do so outside and provide their own proper receptacle for disposing of smoking materials.
