**General Lease Terms**
1. **Utilities and Maintenance**
The Renter is responsible for payment of all utilities associated with the property, including but not limited to electricity, gas, water, sewer, trash, and internet/cable services.
The Renter is also responsible for yard maintenance and general upkeep of the property, including keeping the premises clean and in good condition throughout the lease term.
2. **Renter's Insurance**
The Renter is required to maintain active renter's insurance coverage for the duration of the lease. Proof of insurance must be provided to the Landlord prior to move-in. The policy must include liability coverage and list the rental property address.
3. **Security Deposit**
A security deposit equal to **one month's rent** is required to confirm the Renter's intention to move in. This deposit is due **prior to the move-in date**.
The deposit will be **refunded in full** at the end of the lease term, provided:
* All lease terms have been followed;
* No damage beyond normal wear and tear has occurred;
* The apartment is returned in the **same condition** as at move-in (clean, maintained, and painted as required);
* All keys are returned and no rent or fees are outstanding.
4. **Notice to Vacate**
After the lease term has ended, the Renter must provide a minimum of **60 days written notice** prior to moving out, unless otherwise agreed in writing.
5. **Move-Out Condition**
Prior to the move-out date, the Renter is required to:
* Professionally clean the unit or leave it in **spotless condition
* **Repaint** the interior walls to their original color and condition, or cover the cost of painting if not completed to the Landlord's satisfaction.
