    This one-bedroom, 750 square foot, furnished apartment in charming Wayland Square is available for sublet from December 1, 2025 through May 30, 2026. It's on the first floor of a three floor building. The apartment is warm in the winter and cool in the summer. All the rooms are clean and well-lit. The furnishings are mid-century modern, including Heywood Wakefield dresser and chest in the bedroom. Amenities are generous--aside from furniture, the apartment has central air conditioning and heating, free wi-fi, all paid utilities, and a washer + dryer located in a clean and spacious basement. They can be operated with coins or a phone app. The apartment is carpeted and the kitchen has a dishwasher, electric stove, refrigerator, and granite countertops. We provide cookware, flatware, and plates and glasses. Enjoy having 1 and 1/2 bathrooms. Nice new windows and blinds . . .walls were painted about a year ago. There is plenty of closet space, including a big lighted closet in the bedroom. Off-street assigned parking place. As for location, the apartment is just blocks from Brown University in a building located at 8 Elmgrove Ave on the corner with Angell Street, and a few feet from a bus stop. The community is walkable and bikeable, with beautiful tree-lined streets, red brick apartments or shops, and stately old homes. Open the front door and walk straight across the street to Starbucks. Cross Angell Street and find Red Stripe restaurant, a good place to get a drink or have a great meal. Next door there's a Coastal Bank. Whole Foods is about four blocks away. Other good shopping is close. Le'Artisan Bakery is a block away, featuring a great shaded patio with a great view down Angell St. Toward the setting sun. Sit there on fine evenings with a glass of wine and the sounds of acoustic music. McBrides Pub is about 2 blocks away, with a lively bar and cheerful gang talking over a pint or an ounce. Coast on your bike down an easy hill to the Seekonk River, where a gently winding trail leads you to India Point Park and the entry to the East Bay Bike Path. No pets. No smoking.
