LEASE TERMS - Minimum Lease Term of 12 Months offered at advertised rates, based on availability as noted within the listing, shorter lease terms MAY be available at a monthly premium. **WE DO NOT offer lease expirations within the months of November-January. APPLICATION SCREENING CRITERIA/HOLDING REQUIREMENTS
-Non-Refundable Application Fee of $55 (plus applicable credit card processing fees) per person.
-All occupants over 18 must complete an application, ALL applications must be received to hold unit.
-Lease Start Date must be WITHIN 14 days of application receipt or unit availability, whichever is sooner/applicable.
-Holding/Security Deposit, prorated rent upon move-in* AND executed lease are due upon application approval to hold unit.
-Lease start dates on the 20th or after will require prorated rent AND the following month rent in its entirety to hold.
-MINIMUM verifiable combined gross income of 2.5X the monthly rent is REQUIRED for approval.
-Minimum of three years positive rental history (combined applicant average) is required to be approved with standard deposit.
-Credit, criminal background and rental verification will be processed and verified.
