That is thanks in part our competitive pricing as well as the presence of our onsite manager, Thomas. Our rent includes all utilities, Internet, free use of washer and dryer, and we even provide the soap. Monthly rent is $2600. That can be split unevenly between three people. For just $775 per month, one housemate would have the two smallest rooms (a small bedroom and a small office labeled 'B' on the apartment diagram), for $825 one housemate would have the medium sized bedroom 'A', For $1000 per month, one person would have the huge bedroom 'C' with the giant balcony. Of course this apartment can also be rented whole by a family or existing group of friends or colleagues. This apartment is fully furnished with recently purchased beds and quality furnishings. 811 N. Tioga Street was built in 1903 to be one of the largest apartment houses in the area. There was a carriage house in the back, but apartments housed residents at least from the 1920s. Only in 2009 the carriage house was turned into two-story townhouse-style apartments. There is a quiet and pleasant courtyard between the main house and the carriage house, and there is a picnic table. The interiors of these apartments are fully renovated, with modern kitchens and bathrooms. All have dishwashers, garbage disposals, large refrigerators, and microwaves. This apartment has a 25 cubic foot french door fridge. The kitchens are well-appointed with dishes, silverware, recently purchased ceramic pots and pans (no teflon), and of course a coffee maker and bean grinder. This apartment is the second floor of our main house in the quiet, residential, Fall Creek area below Cornell. There are three bedrooms, plus a huge, separated living/bed room with a queen bed, and a dining room/living area with two couches. The apartment is about 1300 square feet. Ceilings are just over 9' instead of the standard 8 feet. Parking is on-street, and there is usually plenty of parking available. Please be careful not to block anyone's driveway. Please also be respectful with our neighbors, most of whom have been here for decades. Our past tenants have rated us 4.9 with their Google reviews, reflecting our customer service oriented management. Leases are 12 months. Shorter term leases may be available at a surcharge. 9-10 month leases are at a 6% surcharge (for those who will not be in Ithaca for the Summer of 2026). Fall only leases are at a 20% surcharge and run from August 1 to December 31. Apartments are fully furnished and have full kitchen and linen supplies for shorter leases.
