Says willing to accommodate an ESA animal if I gave her an extra $1300 deposit (which is a violation of FHA) The property has 3 other dogs already that are not ESA including a Great Dane :( ? And adding additional rent $1925 (instead of the $1875) for my son 2nd tenant in a 2 bedroom (raising rent per person) so wanted $5725 move in ($1925 rent/$3800 deposit) The property has 3 other dogs already that are not ESA including a Great Dane
Advertised rent $1875 to $1925. $1875 for one adult. $1900 for couple. $1925 for 1 adult or couple and 1 or 2 children or 2 adults that are not a couple. Security deposit ranges from $2500-$3800 depending on size of family, rental records, credit, children and pets. The floors in this unit are particularly vulnerable to moisture, spills, drips and drools if not cleaned up instantly. The security deposit needs to cover possible replacement of a laminate floor which is more likely with a service dog or young child. I already told this applicant the security deposit would be lower if I had a unit available with tile floors. I don't know what her security deposit would be with or without the service dog because she did not apply. I know nothing about her qualifications to rent the apartment. I have other rentals and always meet tenants with dogs at their current residence to see how their dog impacts the property and behaves around me or other workers. This person said she would not allow that invasion of her privacy. So she would not have been accepted as one of our tenants. We never met in person. Misunderstandings escalated with texts. There was a personality conflict that would not have resulted in a good long term relationship between tenant and management. I don't think either of us is a bad person. We just didn't do well together. About the other dogs in the property: two were there when I bought the property 4 years ago. One small poodle is in an apartment with tile floors. The great Dane belongs to my daughter and is in an apartment with tile floors.
