Sublease possible: YES Occupancy Limit: THREE UNRELATED TENANTS 1250 & 1260 Elder is a 12-unit apartment complex just north of downtown Boulder. It is a few blocks north of Ideal Market and a block south of the North Boulder Rec Center, with easy access to downtown. The property consists of two buildings that face each other; six units in each. There is a large courtyard between the buildings with picnic tables and a BBQ grill. This common area is for all tenants to share. On-site laundry is located in the back of the 1250 building. There is parking in front of the two buildings that's shared by all twelve apartments. Apartment #12 is an upper level, end unit in the 1260 (east) building. Each unit has an open floor plan with an archway between the living room and kitchen. The bedrooms are in the back of the units, with very large closets, and the bathroom is located between the bedrooms. The apartment is rented unfurnished. Any personal belongings or furniture in the pictures/video belong to tenants moving out. The large appliances stay in the kitchen (fridge, dishwasher, stove/oven), as does the A/C unit in the living room. Any other A/C units belong to the tenants. APPROXIMIATE ROOM DIMENSIONS: LIVING ROOM = 16'4" x 12' BEDROOM #1 (LEFT) = 11' x 11'10" BEDROOM#2 (RIGHT) = 9'7" x 11'10" Residents must set up their own electricity account with Xcel Energy, and pay that directly. Each 2BR apartment pays 8.5% of the gas/water/trash bills, which usually run $80-$165 per month for each unit. Maintenance/repairs beyond normal wear and tear are billed to tenants at $45 per hour during business hours, and $67.50 per hour on weekends and outside weekday business hours. Additional on-site storage may be available for an extra $20/month. This unit is rented unfurnished. Any furniture/belongings in the photos and video belong to the tenants moving out. The major appliances (stove, fridge, dishwasher) will stay in the kitchen. The wall A/C unit in the living room is ours. Any other A/C units belong to the tenants. Security deposits equal one-and-a-half times the monthly rent. We need at least half the deposit paid at lease signing, and can setup a payment plan for the remainder. CATS allowed with an extra $200 deposit per cat. Sorry, no dogs allowed at this location unless it's a service or support animal.
